Roofing manufacturers publish lifespan estimates for their products. Those estimates are tested in climates that don't include Phoenix summers. A TPO membrane rated for 20 years in a moderate climate may perform very differently after a decade of 115-degree summers, UV radiation that ranks among the most intense in the country, and thermal cycling that expands and contracts the membrane daily.

Why Arizona Is Hard on Commercial Roofs
Three factors accelerate roof aging in Arizona beyond what most property owners expect when they purchase a building or sign a lease.
The first is UV intensity. Arizona receives more annual sunshine than almost any state in the country, and ultraviolet radiation is the primary cause of roofing membrane deterioration. It oxidizes materials and makes membranes brittle over time. The second is thermal cycling. On a Phoenix summer day, a dark rooftop surface can reach 170–180°F. At night, temperatures often drop 30 to 40 degrees, creating daily expansion and contraction that stresses seams, flashings, and penetrations. The third is monsoon weather. Buildings designed for a dry climate sometimes have drainage systems that aren't equipped to handle the volume of rain a monsoon can deliver in just minutes.
Lifespan by Roof Type: What We See in the Field
TPO (Thermoplastic Polyolefin)
TPO is the most common commercial roofing membrane installed in Arizona over the past 15 to 20 years. Its light-colored surface reflects heat and its seams are heat-welded for durability. While manufacturers often estimate a lifespan of 20 to 25 years in moderate climates, a well-maintained TPO roof in Arizona typically lasts 15 to 18 years. Poor installation—especially around seams and flashing details—can reduce that lifespan to 10 years or less.
Modified Bitumen
Modified bitumen has been widely used on Arizona commercial buildings for decades. It offers excellent puncture resistance and stands up well to rooftop foot traffic. The primary aging mechanisms in Arizona are granule loss and surface oxidation caused by prolonged sun exposure. With regular maintenance and inspections, modified bitumen roofs generally last 15 to 20 years, although many remain serviceable well beyond that.
Built-Up Roofing (BUR)
Built-up roofing systems consist of multiple layers of felt and bitumen. Although less common on new construction, they remain prevalent on older commercial buildings throughout the Valley. When properly maintained, BUR systems are extremely durable. Without routine maintenance, however, the layers can delaminate, blister, and eventually allow water intrusion. It's not uncommon to find functioning BUR roofs originally installed in the 1980s.
Spray Polyurethane Foam (SPF)
Spray polyurethane foam (SPF) roofing performs particularly well in Arizona's climate because it provides seamless waterproofing and excellent insulation. When the protective coating is reapplied every five to seven years, an SPF roof can last for decades. However, neglected coatings allow UV exposure to rapidly deteriorate the foam, significantly shortening the roof's lifespan.
The Signs That Shorten a Roof's Life
Age isn't the only factor that determines when a commercial roof needs attention. In Lisa's experience, roofs that fail prematurely usually have one or more of these common issues:
- Poor original installation, particularly weak seams or improperly installed flashing around penetrations.
- Deferred maintenance, including clogged drains and minor cracks or blisters that were never repaired.
- Frequent rooftop foot traffic without designated walk pads, allowing HVAC service work to damage the membrane.
- Structural movement that separates seams around penetrations or parapet walls.
- Drainage systems that are undersized or poorly designed for Arizona's monsoon rainfall.
Repair vs. Replace: What the Inspection Tells You
A commercial roof inspection is more than a condition report—it's a decision-making tool. The goal is to determine whether the roof is still a good candidate for repairs or whether replacement is the more cost-effective long-term solution.
Roofs with isolated issues, such as a failed seam or damaged flashing, and a structurally sound substrate are often good candidates for repair. Roofs with widespread membrane deterioration, significant ponding water damage, or deteriorated roof decking are generally better candidates for replacement regardless of how many spot repairs have already been completed.

How Often Should You Have Your Commercial Roof Inspected?
For most Arizona commercial buildings, we recommend scheduling a professional commercial roof inspection at least once per year, ideally during the spring before monsoon season begins. After any significant storm, a post-storm inspection is also recommended, especially for flat or low-slope roofing systems.
Buildings with aging roofs or a history of water intrusion should also consider adding a mold inspection to the inspection scope. Roof leaks and hidden mold problems are often closely connected, particularly when moisture has gone unnoticed for an extended period.
